Personally, I'd rather go back to the 20th century population.
Not sure your 401k would like that very much hah

The interstate system really shaped America today. The ebbs and flows of trends are interesting - cities are getting desirable again/expensive and poor people (mostly of color) who have lived in the city out of necessity for generations are getting booted to suburbs like Clayton County where public services are less accessible.

I think that trend will accelerate if millennials and zoomers start raising families in the city unless we fix some of the problems created by zoning.

We like the midtown/garden district for the walk-ability/bike-ability. My wife and I are trying to decide our next move. We lived in midtown until Covid hit and moved back to our home is South Forsyth. But we are thinking of moving and looking for walk-ability. We are considering.

  1. Midtown
  2. Old Alpharetta
  3. Chattanooga North Shore Area
  4. A complete redo of our existing place
  5. Or something crazy like downtown Ball Ground or Dahlonega or some other smalltown a little further in North Georgia

Any other suggestions?

north point mall area is totally morphing. the city is working on a plan to narrow the road and add bike lanes and green infrastructure (which is mostly funded for construction), and new owners are knocking down half the mall and developing housing and open air retail, along with open greenspace.

and, it's an easy bike up to downtown and the Alpha Loop.

Keep us posted. My wife and I are considering a move also. We live in a fairly idyllic setting in North Georgia and have a view off our back deck of national forest.

But whenever we travel we are aware that we have been missing museums, art galleries and cultural enrichments. Also, Georgia ranks 46 in the nation in healthcare access. As we get older we become more aware of how far we’d have to go if we ever had a serious health issue.

I’m looking for leads too.
I just now found this thread. May I ask where you're living in N. Ga? We're looking to get out of Atlanta, ITP. I've been here a long, long, long time and we're fed up with it. We've been looking in NE Ga for a long time but can't decide which side of the ridge we'd like to be on. Of course, Blairsville/Hiawassee is nice but I just hate going up and down the mountains to get back to Atl where I still have family. We've looked around Sautee Nacoochee and found some nice areas. And like you said, the healthcare situation is one that definitly has to be factored into the decision.

We’re in Rabun County. Lots of hiking trails, waterfalls and National Forest. Home prices are still climbing around Clayton and the developers are moving in to respond to the demand for housing.

It’s a great area in many ways but if you need a specialist or have a serious health issue (I haven’t yet) it’s an hour and a half drive. Atlanta is still the go to place for concerts, museums, restaurants and other amenities, about the same distance to Athens.

We had a vacation home here for about 25 years. When we retired we downsized, got rid of over 5000 lbs of stuff, and moved in full time. We love the quiet, nature and scenic beauty. But during Covid when we could not travel we became aware of all the limitations of being here full time.

If we could afford to move to New England we would. Lots of small town life and scenic beauty, but still having excellent healthcare, attractions and amenities.

Trade offs only work for me for awhile and then I get restless and want to move again.
