Tourist trip to Boston

Our family is doing a trip to Boston late next Summer, kids will be 8 & 11. We plan to do all the historical sightseeing that they have learned or are learning about now. Does anyone have a good hotel recommendation for the downtown area that's a good combination of cost effective/best location? What's the best way to get Red Sox tickets, StubHub?

Haven't been to Boston since our son finished college in New Hampshire 20 years ago but the I think the Freedom Trail is the minimum for early American history.
